Building a new home is very often a new and one-time experience. As a result, the process of design, permitting and construction can be quite foreign. As your Architect, it is our responsibility to help guide you through the process of building your home. Although every project is distinct, the chart below begins to describe this process. Before the process of designing can begin, there are a few things that you, the client, should have. The first is an idea of what you want and need, what your budget is and a rough time schedule. We will help guide you in refining all of these and coordinating them into a project program at the Pre-Design meeting. The two documents needed to start the planning of your project are your tax card (obtained from the Tax Assesor's office) and a site survey. The tax card and site survey contain information that helps in establishing the possibilities and limitations as put forth by the Town of Greenwich in their building regulations. Please note, this chart omits several steps that may or may not be pertinent to your individual building process including, but not limited to; permits for street numbers and permits for curb cuts. These two permits are required only when you do not yet have a street number for your site and are not reusing an existing curb cut (driveway entry off of a town road), respectively.
